Most buyers want to close within 30 days or less. Insurance claims are paperwork and approval heavy. It can take 3 – 4 weeks just to go through the approval process with the insurance having their own inspector come out and then go through their internal approval process plus the time to have the check written.

Don’t forget, when a buyer does purchase your home they will have an inspection done so IF there is any damage, their inspector will find it AND WORSE, you may not have time to get the insurance to cover the costs. PLUS, the buyer may be concerned about what other damage the leaking roof has done to your home and may decide that your home is not the home for them.

It is better to be pro-active so the roof is not even an issue.
